«MALAYA VENICE» cottage village project

 The essence of the project.


The proposed project involves the construction and further maintenance of the cottage village of 100 households. The construction is planned on an area of 12 hectares, located on the shore of the Dniester River between the district center of Belyaevka and Mayaki village. At the present moment the land plot is owned by the initiator of the project, title documents for construction of housing and gardening cooperative have been issued and some town-planning works have been done.
Volume of investments.
Sales of the cottages is assumed to be "at the level of the foundation pit", through which the beginning of the proceeds from the implementation of planned well before the end of the period of investment. The concept of the project.

The plot planned for construction is situated in one of the most picturesque regions of Odessa region, very close to the National Park "Dnestrovskie Plavni".
The nature of this land is so picturesque and unique that the Dniester delta at its confluence with the branch of the Turunchuk river is on the international list of the Ramsar Convention.

Dniester estuary near the village of Mayaki and the river Turunchuk have always been recognized as a "mecca" for fans of fishing and hunting in the Odessa region and beyond.

Based on the location of the site and having studied the offer on the market of cottage construction, it was decided to build a cottage village for people interested in hunting, fishing or active family holidays and interested in living in a picturesque and environmentally clean place.
The corresponding orientation and location on the bank of the Dniester/Nistru prompted an original architectural solution for the territory of the village.

The concept of the village suggests that each cottage will have direct access to the water with the possibility of individual organization of the pier.

It is also planned to place on the territory of the complex:

- mini-market;

- boat station;

- fueling station;

- yacht-club;

- hotel complex with a restaurant and banquet hall;

- SPA-salon with a bath and a sauna.

 

Product description.

The territory of the village is assumed to build typical cottages 3, 4 kinds of different area and number of floors. Cottages are expected to be built on several construction technologies. Some of the cottages are expected to be built according to modular house technology or LSTK frame technology. Terms of commissioning such houses are from 2 to 4 from the moment of payment. The cost is in the medium price range. In this case, the land area will be smaller. This will allow buyers to settle in the first season, which will ensure a quick profit. The rest of the cottages will be built using classic building technology. High cost in the upper price range. Such cottages will be smaller due to the larger area of the site, but the profitability will be higher. These two types of buildings will be separated according to zone principle. In this way we want to reach both segments of buyers. With this approach we plan to accelerate the turnover of funds, thereby increasing the ultimate profitability of the project.

Important information for the investor! The above concept is our vision for the realization of the project. The final concept will be discussed with the investor at all stages of market research and business plan.

 Consumer properties.

To date, it is a unique in its totality offer on the suburban real estate market. Implementation of the project "Little Venice" will offer the purchase of a cottage with a land plot, its own berth, developed infrastructure in close proximity to the nature reserve at the price of an apartment. Those keen on hunting, fishing and active recreation will have the opportunity to realize the accumulated demand. Thanks to the hotel and restaurant complex the region will get a new popular place for out-of-town recreation and celebrations (as practice shows, such institutions are very popular among the inhabitants of Odessa, with the proper level of equipment). The existence of a boat station and yacht club will allow residents of other regions to keep their watercraft near the Black Sea and have a comfortable access to them in the spring and summer.
This should take into account the transport accessibility of the village. The distance to the district center Belyaevka 2 km, to the village of Mayaki 5 km, 30 km to the center of Odessa on the roads of regional importance with asphalt surface. Remoteness from Odessa and the development of transport infrastructure makes the village easily accessible to people who do not have personal transport, such as family members who may use the cottage as a summer home.

Pricing.

Pricing policy will be finalized just before launching the product on the market depending on the costs of the project and results of monitoring of the real estate market at the moment of sale.

Strategic Objectives.

Strategic objectives of the project are:
- realization of 100 cottages to the final consumer with a one-time receipt of the planned value of profit;
- Organization of public utility companies, providing further operation of the village (cleaning, garbage disposal, security, communications, etc.) in order to obtain a constant monthly income;
- organization of a boat station with a refueling complex in order to obtain a constant income;
- the organization of the yacht club, with the possibility of access to the Black Sea. It is planned that it will be a popular alternative to Odessa marinas for storage of yachts and boats for the residents of Odessa and other cities. Attractiveness will consist in lower price of storage of watercraft, presence and availability of infrastructure in the territory of the complex. Aim - creation of the accompanying business direction for steady income;
- Organization of hotel-restaurant complex with SPA-salon for granting of qualitative country rest for the Odessans and inhabitants of other cities with possibility of organization of hunting, fishing, active rest and also carrying out of solemn actions. Planned a high demand in the sector of corporate recreation. Also planned to gradually attract the cooperation of various organizations and associations of fishermen, hunters, yachtsmen to carry out thematic activities in the complex. The goal is to create a related business area to obtain a permanent income.

Market Situation.


At the moment, there is an unrealized demand at the market for middle-class suburban housing that would be located in a picturesque area surrounded by wildlife, with the presence of a lake and at the same time have a modern infrastructure, developed communications and transport accessibility.
On the primary market there is a complete lack of proposals of such type of country housing, and according to our data, in the next few years it is not planned to introduce such a project to the market neither in the medium nor in the upper price categories.
On the secondary market, in the medium and lower price categories, there are individual offers of land plots or houses, usually in villages or horticultural communities. The lack of communications and infrastructure, often normal roads and transport links, as well as the long distance to the city make them unattractive to potential customers.
Some proposals on the secondary market, which have a similar set of characteristics as the cottages in "Little Venice" are in the price category of luxury housing and do not attract many of our potential customers because of their high cost. By combining two price categories we could reach a larger group of potential customers.

It is expected that the cottage settlement of both average and above average price category located in one of the most picturesque districts of Odessa region in close proximity to the national park "Dnestrovskie Plavni", each cottage having an exit to the water, with all communications, developed infrastructure and transport accessibility will be in high demand among the target audience of consumers. In addition, a unique selling proposition will be a cottage "turnkey" within 3-4 - x months from the time of the deal.

Implementation.

It is assumed to sell through its own efforts and agencies specializing in elite, cottage and country property. It is planned to organize a central sales office in Odessa. Office staff, in addition to direct sales will be engaged in the development and implementation of advertising campaigns and promotion of the project in other cities in Ukraine. It is expected that the specifics of the settlement, its location, the small distance from Odessa and the subsequent organization of the yacht club will arouse the interest of potential buyers in other regions of Ukraine.
