This year there was a real boom in the purchase of real estate in Turkey. Ukrainians have become one of the most active buyers.
Our compatriots are not stopped even by an unprecedented increase in the value of real estate there. In 2022, Ukrainians will buy much more housing there than in previous years, although housing prices in Turkey have tripled over the year, and in some cases even higher.
So, this year, Ukrainians bought almost 2,000 residential properties — houses and apartments. More precisely, from January to October of this year, our compatriots bought 1,991 housing units in Turkey. For comparison: in 2021, Ukrainians bought 1,246 houses and apartments in the country, in 2020 – 771. Nevertheless, Turkish real estate attracts more and more buyers every year. And this year, the war also encouraged those who had hesitated to buy.
These progressive statistics place Ukrainians in the TOP-10 foreigners who buy real estate in Turkey the most. And our compatriot ranks sixth in this top ten. So, despite the war, many of our citizens are buying foreign real estate, which is constantly increasing in price. Thus, during 2022, the cost of housing in some cities has tripled, or even more. In particular, housing prices increased by 246% in Antalya, 229% in Istanbul, 208% in Ankara, 160% in Mugla and 22% in Mersin.
In an average year, the cost of housing in Turkey has increased by almost three times - by 199%.
Thus, according to the Endeksa platform, in October 2022, the average price per square meter of residential real estate in Turkey will be 12,571 TL (675 USD), and the average price of residential real estate will reach 1,634,230 TL (87,750 USD). Of course, even the current Turkish prices look modest against the backdrop of European real estate prices. They actually correspond to Kyiv prices. However, in Kyiv for such money you can buy half as much housing.
Therefore, investing in Turkish housing can be considered profitable, especially in conditions of rising prices.
